Roof and Gutter Checks Before the Rains: A Guide for Bodrum Homes
28 October 2026 1 min read
Avoid ceiling stains after the first winter downpour. Autumn checks for tiles, gutters, flat roofs and chimneys.
Most of Bodrum's rain falls between November and February, often in short, heavy downpours. Roofs worn by a summer of sun and wind start leaking with the first storm — and by the time you notice, the ceiling plaster and paint are usually damaged too.
Tiled roofs
- Slipped or cracked tiles — check after every storm; one tile can cause a serious leak.
- Ridge and valley lines — cracked mortar lets water straight into the roof space.
- Membrane underneath — older roofs may have none, or a torn one, which should be replaced when re-tiling.
Flat roofs
Bodrum's traditional white houses often have flat terrace roofs. Waterproofing and fall matter most: where water pools, the waterproofing fails first. Hairline cracks can be sealed with a liquid coating; wide cracks and blistering mean it needs renewing.
Gutters and downpipes
Near pines and eucalyptus, gutters fill quickly. Overflowing gutters send water down façades and into foundations — the start of damp patches at the base of walls. Clean them once in autumn, twice if you have large trees nearby.
Chimneys and roof penetrations
Chimneys, solar heater frames and AC unit brackets are the most common leak points; sealants harden and crack in the sun.
When to call a pro
A yellow stain on the ceiling, blistering paint or a musty smell in the roof space means don't wait. A roofer can find the source, working with a waterproofing firm if needed.
